Application Overview

The Property Management System was designed to help users manage commercial and residential properties easily through the eCMS interface. Management features include: invoices, rent rolls, expense pass through, multiplied rent categories per property, escalations, key events for each property or unit, lease expirations and commissions. Additionally, the application provides analysis of rent with full tenant sales history and provides financial statements on a property/building basis.

Property Management Benefits

Manageable Reports
Lease expiration, unit availability, vacancy loss, and other reports are provided to assist in managing rental space. The Property Management System also generates security deposit information, rent roll, agent commission, and management fee reports.

To help manage collections, historical reports and inquiries can be accessed for accounts receivable aging by unit, credit and collection information, and receivables. The resulting property financial statements are produced using the General Ledger System, which allows users to structure their own financial statement format.

Automatic Rent Charging and Tracking
Rent is invoiced according to the tenant's user-defined billing cycle and automatic rental escalations, based on dollar amounts or percentage of rent available. When invoices are processed, the amount is updated in the Accounts Receivable and General Ledger Systems.

System Inquiries
View vital information for properties, specific units, or individual tenants utilizing Property Management inquiries. The inquiry displays useful information on the building, rent data, and key events for each property. The Unit Inquiry screen displays information about each unit including size, move out dates, and rent escalations. Likewise, the Tenant Inquiry features are fully detailed, providing data on each tenant, such as move in/move out dates, and address information.

Expense Pass Through
Users can allocate expenses to units, based upon dollar amounts or percentage of rent. Allocations can be processed monthly, quarterly, semi-annually and annually.
